JV Profit-Sharing Models (when our firm partners with clients):

Equity Split
50/50 Split → If both parties contribute equally in money, time, and risk.
60/40 or 70/30 → If one side brings most of the funding, while the other brings expertise, management, or deal flow.
Example Scenario
Clients bring cash (purchase + rehab/build costs).
Our firm brings all the expertise, knowledge, best deal sourcing, project management, and resale strategy.
After expenses, profits are split 60% to clients / 40% to our firm.
Preferred Return + Profit Split (Investor-Friendly)
Investors (our clients) receive a fixed preferred return first (e.g., 8–12% annually on their money).
Remaining profits are then split (e.g., 70% investors / 30% our firm).
Example Scenario
$100K profit after resale.
Investors get back their capital plus 10% return.
Remaining balance split 70% to investors / 30% to our firm.
GC License & Lending Model
When our firm uses its General Contractor license and experience to secure lending, profits are shared 50/50.
Example Scenario
Our firm provides the GC license, experience, compliance, and lender connections.
Investor provides cash contribution and participates in the project.
Profits are split equally 50/50 after expenses.
